Buying a home, how does it work?

Yes! You’ve found your dream home. After endless searching, comparing and patiently waiting, the moment has finally arrived: you want to buy. With us, you can do this 100% online, via an estate agent, or a mix of both. But how exactly does it work? Check out the step‑by‑step plan.

Step 1: Register!

Can you already picture yourself living here? The first step is to register. Now you’ll always stay informed about the latest developments! Note: the confirmation email may end up in your spam folder.

Step 2: Add construction numbers to your wish list

Are the construction numbers available online? Then you can easily save your favourites by clicking the heart icon next to the property. This way, you can create your personal wish list. To save your favourites properly, you need a personal account. Don’t have one yet? Create it now so you’re ready for the next step once the sales process starts!

Step 3: Submit your preferences during the registration process

Once sales start, you can select up to 5 construction numbers and place them in your shopping cart. Want to change your preferences or the order? That’s only possible during the registration period. Good to know: a registration is personal and non-transferable. Only one registration per future household is accepted. BPD reserves the right to remove duplicate registrations without prior notice.

The allocation procedure

Have you had your eye on a new-build property? If so, you will, of course, be wanting to pull out all the stops to acquire it. In order to allocate as many people as possible the home of their dreams, we follow a number of criteria.

1. Number of applicants per build number

We feel it is important that as many people as possible are allocated the home that is their first preference. Which is why we initially look at candidates' first preferences. If you're the only candidate for a build number, that's good news. The home will be allocated to you. Congratulations!

What if there are there several candidates with a first preference for a particular build number? Then a second assessment follows.

2. Financial check

If there are several candidates with a first preference for a specific build number, we look at candidates who have uploaded a financial check. These candidates will have priority over those without a financial check. A financial check provides both you and us with assurance that you can afford the property, whether through a loan from the bank and/or (partly) using your own funds.

You should upload the financial check, a letter from your mortgage provider or financial advisor, in your personal account once the build number goes on sale. The option to do so is available as soon as the registration period has started and you have indicated your build number preferences. If you have uploaded your financial check, and there are no other candidates having a financial check and a first preference for the desired build number, the home will be allocated to you.

Please note: your financial check states that - with your stated income, assets and/or debt - you can borrow the required amount for your desired home or (partly) pay using your own funds. This information is only used for allocation purposes. It is subsequently destroyed when the last property in the project is sold. With candidates dropping out from time to time, this allows us to still allocate lower-ranked buyers a property through an existing financial check.

3. Registration period

What if there are there several candidates with a first preference for a build number, and all these candidates are in possession of a financial check? Then, we will finally look at the time of registration. We base the registration period on when you first registered your interest in the relevant phase that is on sale. This is the duration in days, minutes and seconds.

Please note: this doesn't relate to registration once the build number goes on sale. Which means you should take your time submitting your preferences during the selling period (maximum 5). The home will eventually be allocated to the person who has been registered the longest.

We reserve the right to remove duplicate registrations without further notice. Only 1 registration will be accepted per prospective household.

Optimal occupation

Optimal occupancy of all build numbers is important to us. This means that a particular build number will be allocated to you if you're the only one with a preference for it - even if it isn't your first preference. This allows us to allocate housing to as many people as possible. There is one exception: we always try to allocate candidates who have conducted a financial check a home based on the above criteria, starting with the first preference.

YOU'VE GOT A HOUSE!

Congratulations! You’ve been allocated a house. Confirm your option within 48 hours in your personal account. There you will also find all the important documents: from the technical description to the final floor plans of your construction number. Now you can choose how to continue: will you have a sales meeting with the estate agent, or will you complete the entire purchase process online? Changed your mind? Cancel your reservation free of charge through your account.

NO HOUSE?

Unfortunately, there were more candidates than houses. You are now a reserve candidate. If someone withdraws, we will reallocate the home according to the allocation procedure to the remaining candidates who selected that specific building number. You will receive an email if a home is eventually allocated to you. We do not provide insight into your position on the reserve list.

Step 5: Sign contracts digitally

You’re almost the owner! Time for the best part: signing the contracts. After signing, you’ll find everything in your account under personal documents.
Important: Fill in your personal details as completely as possible in your account. These details will appear exactly as provided on the contracts.
You sign the contracts digitally. You can do this at home or at the estate agent’s office.

What happens next?

Within a few working days, the contracts will be ready in your personal account for signing. You will receive an email with a link to sign the contracts digitally.
Buying together? Then your partner will receive a separate email with the same link. You identify yourself via iDIN and log in to your bank. Then you follow a few steps and finally sign digitally. Prefer to sign at the estate agent? That’s also possible. The process remains the same:

  • You receive the documents digitally
  • You identify yourself via iDIN
  • You sign at home or at the estate agent

After signing, the contracts are stored in your personal account. Signing at home? Then take out the champagne to celebrate this big moment in your life!

Yes, it’s official: your dream home is now truly yours! From now on, the buyer’s consultant is your main contact. Together, you will discuss any additional or reduced work and other living wishes. The contractor will, of course, keep you informed about the progress of construction. We wish you lots of fun in your new home!
